LDS Inspections is a division of Lennox Design Studios, an architectural group with over 10 years experience in the construction industry. This close association allows us better insight into how homes are designed and built as well keeping us up to date with the most current building codes and technologies. This in turn allows us to provide our clients with a more thorough and accurate home inspection report.

Where some companies test only a few windows and receptacles, we check them all. We will also climb atop many of the roofs that other companies refuse to. All in an effort to give you the best understanding of the condition of your home.


All of this knowledge and experience is reflected in our report which will not only identify a problem, but tells you why it is of concern, and suggests possible fixes. We want your report to be something you refer to often, so we write it in plain English, fill it with detailed pictures and informational packets, and stay on-site until all your questions are answered.

What We Inspect...

  • Exterior

We inspect the exterior of the home for signs of wind or water damage, decay or deterioration. Some of the major components examined include: Walks & Patios, Porches & Decks, All Doors & Windows, Grounds & Grades, Exterior Walls, Visible Foundation, Fences & Railings, Exterior Trim, Exterior Finishes

  • Roof

We inspect the roof by walking on it, when safe and accessible, and by observation from a ladder, window or ground when that is not possible. Chimneys and other exterior masonry are examined for loose mortar and settlement cracks. Other components examined include: Roof Coverings, Flashings, Skylights, Chimneys & Liners, Drainage Systems, Gutters

  • Foundations

We inspect the interior and exterior of the crawl space or basement walls for cracks, bulges, signs of past or ongoing water penetration and other signs of structural failure. Other foundation and structural items examined include: Walls, EntryDoor/Cover, Insulation/Ventilation, Floors & Joists, Beams & Columns, Visible Termites, Stairs & Railings, Wood Framing, Water Penetration

  • Plumbing

All piping and fixtures are checked for proper function and adequate flow. Main shut off valves are identified. The hot water heater is examined for leaks, condition, and life expectancy. Hot water temperature settings will be noted to minimize burn potential. Other items checked include: Water Supply, Fixtures, Sinks & Toilets, Interior Piping, Hot Water Systems, Bath Tubs, Shut Off Location, Valves, Showers, Waste Systems, Visible Leakage, Drains

  • Heating and Cooling Systems

We operate the heating and cooling systems (when outdoor temperature permits) and measure their performance. Fuel supply, venting and combustion air are checked. Filters or other areas requiring routine maintenance are identified. Other items examined include: System Type, Combustion Air, Filters, Fuel Source, Distribution System, Performance, Venting, Operating Controls, Efficient Operation

  • Electrical Systems

The electrical system is checked for adequate capacity and safety. All receptacle outlets are tested for proper polarity and grounding. All Ground fault circuit interrupters (GFCI) and Arc fault circuit interrupters (AFCI) are tested for proper operation. Amateur workmanship and unsafe conditions are identified. Other items examined include: Service Entry, Distribution Panels, GFCI Outlets, Main Disconnect, Receptacles/Switches, Fire Alarm Placings, Interior Wiring, Grounding

  • Attic

We inspect the attic for proper ventilation and insulation, roof supports, and water penetration or condensation. Other items examined include: Accessibility, Ventilation, Sheathing, Insulation, Roof Supports, Visible Water Pen.

  • Interiors

All interior wall, ceiling and floor surfaces are checked for visible evidence of water penetration, security breaches or other hazards. All doors and windows are inspected for proper operation. Fireplaces are checked for deteriorated mortar, flue damper operation and flue liner condition. Interior items examined include: Walls, Windows & Doors, Fireplaces, Ceilings, Trim, Kitchen & Laundry, Floors, Stairs & Railings

  • Garages and Out Buildings

Garage and out buildings are inspected for structural integrity as well as fire and electrical safety. Automatic garage door openers, if installed, are tested for proper operation. Other garage or out building items examined include: Floor & Foundation, Firewall & Ceiling, Roofing, Ventilation, Automatic Openers, Exterior Wall Finishes
